The European Mortgage Federation (EMF) is pleased to announce that the Sociedad de Tasación has become the latest institution to join the Federation.
Sociedad de Tasación was the first real estate valuation firm created in Spain. Its activity started in 1982 when it was registered in the Bank of Spain registry of official valuation companies. Since then, Sociedad de Tasación has produced more than four million residential, commercial and industrial appraisal reports.
The companies of the Group specialise in Real Estate Valuations, Consultancy and Technology, and offer a wide variety of services to the real estate industry: mortgage market valuations (ECO), RICS valuations, Automated Valuation Models (AVM), Real Estate Portfolio Valuations, Energy Performance Certifications, Urban Consulting, Project Monitoring and IT developments applied to the real estate sector.
In 2021 Sociedad de Tasación, in line with the European Central Bank’s requirements in sustainability, has developed an IT solution which identifies and estimates the energy rating of the Spanish property portfolio (26 million) and identifies the physical risk to which each property is subject.
Commenting on Sociedad de Tasación’s admission as a member, Luca Bertalot, EMF-ECBC Secretary General said:

Their recently launched IT platform which supports the identification of energy efficiency, climate and environmental risks in banks’ lending portfolios against the background of the EU Taxonomy and the ECB’s supervisory expectations in this area, is extremely relevant for the mortgage industry. We believe the future of our industry lies in a comprehensive and integrated green ‘ecosystem’ bringing together lending institutions, issuers, investors, property valuers, energy experts, utilities and, of course, consumers, focussed on the delivery of green products, services and data in support of the Renovation Wave Strategy, NextGenerationEU, REPowerEU, and to address the current energy crisis.”
